Columbia requests your Subcontractor Bid/Proposal on the following Projects. Please read the following notes, and at the end click the appropriate button and it will take you to our Virtual Plan Room:

 

 

PERTINENT NOTES:

1. BIDS ARE DUE FROM SUBCONTRACTORS/SUPPLIERS TO THE OFFICE OF COLUMBIA ON THE ADVERTISED DATE AND TIME. LATE BIDS MAY NOT BE ACCEPTED – NO CALL INS, FAX US!!! YOUR BID MUST BE TURNED IN ON TIME!! BID PRICE SHALL BE HELD FIRM FOR NOT LESS THAN NINETY (90) DAYS!! COLUMBIA may rely on your Bid and in extending your Bid to our Client create an irrevocable option to the betterment of COLUMBIA. Withdrawal of the Bid may cause financial harm to those, especially COLUMBIA, who relied on it, and the Bidder shall be responsible for that financial harm to extent allowed by law.
 
2. Be concise, and clear as best as possible. Clearly “spell out” any Substitutions, Exclusions, or Alternates. Use enclosed Proposal as much as possible (if applicable). Include all relevant information about product lead-time and delivery.
 
3. Work may be limited, and the facility will stay Open during construction if it is an existing facility. Please check with the Estimator.
 
4. It is understood that, if you give us a Proposal, you have reviewed the site in its entirety and no charges for additional compensation whatsoever will be allowed. It is also understood that you are familiar with all Prevailing Codes, Regulations, and Guidelines for the Country, State, Province, County, Parish, Township, Municipality, City or other Authority(s) having jurisdiction.
 
5. Please review the Plans in their entirety. Take note of all items that are being provided by Client/Owner (if any). Any working in the Plans, Specifications, or other bid documents referring to any item being furnished or installed by “General Contractor” or “Tenant’s Contractor” should be interpreted to mean BY THE CONTRACTOR/VENDOR RESPONSIBLE FOR THE TYPE OF WORK INVOLVED.
 
6. A complete set of Plans is available for review at the office of the General Contractor.
 
7. All questions are to be directed to the Estimator. Please issue all questions via FAX-586/888-2400 or via email to estimator@columbiaconstruction.com. Do not communicate directly with the Client or Architect without the written permission of COLUMBIA Construction Services.
 
8. Each Subcontractor shall include all necessary slab cutting, excavation, back-fill and patching. Please list them as a separate line item on your Proposal. All Subcontractors restoring, removing, or placing soil, fill, etc. shall be responsible for all compaction and compaction testing. Where no Specification for compaction exists, 95.0% compaction shall be utilized. Each Subcontractor shall include all necessary testing of soils, concrete, bituminous paving, or any product they supply without qualification upon request at no cost to the Client/Owner. Unless otherwise specified, the Site Subcontractor shall include surveying and staking.
 
9. Each trade (i.e. Mechanical, Electrical, Plumbing, etc.) is responsible for furnishing all necessary roof cuts, curbing, sleeving, and/or pitch pockets, and miscellaneous support steel unless said steel is shown on a steel page (S-1, S-2, etc.). If you have any questions or need clarification, get them in writing. Each trade requiring access to their concealed “completed” work will be required to provide all related access panels (finished or otherwise) for installation in walls, ceilings, floors, etc.
 
10. Each trade is responsible for unloading and installing any Owner supplied items (as necessary).
 
11. EACH SUBCONTRACTOR SHALL INCLUDE JOINT SEALANTS FOR THEIR RESPECTIVE SCOPE OF WORK! If a penetration is needed to perform your Scope of Work it shall be considered part of your work, performed and sealed appropriately by that trade, including Fire Stops, Fire Caulking and Fire Retardants. The Plumbing Subcontractor shall provide pipe insulation and any ADA required insulation, whether specified on the Plans or not. The HVAC Subcontractor shall be responsible for all supply duct insulation, barrier/insulation to exhaust duct, whether with 3M wrap or fireproof drywall, whether specified on the Plans or not, to meet code requirements.

12. All Subcontractors shall be responsible to SUPPLY AND INSTALL ALL finish hardware to complete their respective Scope of Work.
 
13. Electrical Subcontractor shall be responsible for ALL alarms (fire), computer cabling, security, and audio, as indicated in the Plans, Specification and Bulletins (as applicable).
 
14. Please note that the General Contractor, at its option, may provide persons to oversee the installation of Client supplied fixtures. It is the responsibility of each trade to review the Plans to see if any Client supplied items are called for under their trade.
 
15. Surface or subsurface water or other fluid shall not be permitted to accumulate in excavations or under the structures. Should such conditions develop or be encountered, the water or other fluid shall be controlled and suitably disposed of by Subcontractor at Subcontractor’s cost by means of temporary pumps, piping, drainage lines and ditches, dams or other methods approved by COLUMBIA. The proposed location and coordination of temporary channels and conduits conducting accumulated water from the Work area shall be submitted to COLUMBIA and be approved prior to the Commencement of Work.
 
16. All bids must include all associated costs of the Subcontractor, including, but not limited to permits, fees, utility charges, freight, delivery, tariffs, insurance, fringe benefits, wages, union and pension liabilities, sales tax, use tax, provisional sales tax (PST), value added taxes (VAT), general sales tax (GST), etc.
 
17. Governing the relationship between the Subcontractor and General Contractor will be our standard Subcontract Agreement (contract), Change Orders (COLUMBIA’S own form), and those other forms issued by COLUMBIA. If you are unfamiliar with these forms, please request a copy prior to bidding. Otherwise, it will be assumed that you are knowledgeable in their content, and they will be issued without revision.
 
18. Unless otherwise noted each trade shall be required to provide daily cleanup prior to the end of the work day and dispose of all debris at their own cost off site. If, in the sole determination of the Construction Supervisor, this is not done to a satisfactory level or manner, without recourse and/or notice, the Construction Supervisor may retain others to provide clean up, and these amounts will be deducted from the Contractor/Vendors final invoice. Review closely all demolition to take place on site. DO NOT ASSUME THAT YOU WILL HAVE NO RESPONSIBILITY FOR CERTAIN PRE- OR IN-PROGRESS DEMOLITION. Glass & Glazing, Fire Protection/Sprinkler, HVAC, Plumbing, and Electrical Subcontractors shall provide their own demolition and temporary facilities for the project and COLUMBIA.
 
19. Unless otherwise informed by COLUMBIA, all Millwork from a Finish Carpentry or Millwork Subcontractor shall be shop finished (painted, stained, sealed, etc.) and installed.
 
20. Review others work before putting yours in place. You will be held to accepting others work and how it affects your finishes. Each Contractor/Vendor shall employ and place a competent Foreman on the Project Site as soon as possible and shall keep the same Superintendent, Foreman, and key Crew personnel throughout the project, unless directed or objected to by COLUMBIA. Said Superintendent shall report daily including shortly before conclusion of the day’s work to COLUMBIA’s Construction Supervisor.
 
21. Please review the breakdown to follow and attempt especially when providing pricing for multiple trades to conform to the CSI Phase Code(s) and Modified Descriptive Heading(s) provided. The CSI Phase Code(s) and Modified Descriptive Heading(s) are for reference only and shall be considered descriptive in nature, but not a complete interpretation of the Scope of Work.
 
22. NO EXCEPTIONS!! If you enter into a Subcontract Agreement with COLUMBIA, do not presuppose that it includes any exclusions or exceptions listed on your Proposal Form. If the exclusion is not clearly shown on your Subcontract Agreement, no exceptions will be awarded.
 
23. COLUMBIA will require all Subcontractors to submit complete Sworn Statements with each invoice. We will require that you submit a PARTIAL of FULL UNCONDITIONAL WAIVER OF LIEN with each invoice that you submit for payment, or the invoice will be rejected. We will not accept any CONDITIONAL WAIVERS OF LIEN! Each invoice shall show the base amount of your Subcontract Agreement, all approved Change Orders (itemized wit their alpha-numeric number), payments to date, balance due, and balance to complete. You shall provide an appropriate amount of supplier and material waivers, weighted to match the draw request.
 
24. Plans and a FULL set of Specifications for this project are available at the office of the General Contractor/Construction Manager.
 

25. This Invitation to Bid, Plans and Specifications are available through Columbia. You are responsible to review the entire set of Plans and Specifications. In the event of an award you must purchase a full set of Plans, Specifications and Invitation to Bid.
